R&C represented the Denver Housing Authority (DHA) and its instrumentality in this transaction involving the $40 million acquisition and rehabilitation of 222 affordable rental units at three sites. The housing authority served as its own developer in this transaction financed by Authority-issued tax-exempt bonds and a mix of subordinate loan sources. The project also involved renewal of existing Section 8 HAP contracts and mark-up-to-market of such contracts. R&C worked closely with DHA, the Colorado Housing and Finance Authority (CHFA), lenders, investors, and HUD, to negotiate and close this complex transaction.
