Between 2008 and 2010 the story was distressed assets and no liquidity. With all funding sources on the sidelines there was a halt to new development, expansions, and acquisitions amidst piles of distressed or "under review" assets. In 2011 the SBA pipeline of deals began to fill and by late 2011 and into 2012 new financings for expansions, renewals, and acquisitions were picking up momentum. This turnaround is more fragile than in past cycles and has not lead to any new speculative multi-tenant development. In 2013 the expectation is continuing improvement in fundamentals with increased capital flows into new projects and renewals and less distress.
